ADD A NEW PROPERTY LISTING

Adding a new Listing on the site is a simple process. Firstly, after you have logged in to your account (using your username and password) you will be taken to the main “Dash-board” page of your account. Along the top of this page is a row of buttons and, the third button in from the left as you look, is a button entitled “Property Listings”. Click on this button to reveal a drop down menu and at the top of the list is “Add a New Listing”. Click here to begin uploading your properties.

Each data field is clearly marked as to what information you need to put in to each box. Whilst we would advise you to put in as much information as possible, we should point out that only the boxes marked with a * are compulsory (e.g. you have to fill these data fields in for the system to work). You don’t have to add any information if you don’t want to in the boxes without this asterisk mark.

If you are unsure as to how to put the information in to each box there is a help file (which is indicated as small grey square with question mark  inside) by each Data field and if you click on the question mark an explanation about that particular Data field will appear to help guide you through imputing the information.  However, if you prefer to have the advice easily to hand, see below a step by step guide (which you can print off) that will take you through the whole process of “Adding a New Listing”; 

Step 1 of 8 - Basic Required Info

Source Reference

Your Ref is a reference to help you uniquely identify your listing. This is not used on the public site. If you have your  own reference number for the property you are listing, please use this.

Property Price                 

The price of the property should be entered as a complete number and uninterrupted unless you would like to put pence/centimos/cents etc into the price - for example for a property you would like to advertise as €100,000.00 you would enter 100000 - for a property you would like to advertise for €100,499.99 you would enter 100499.99

Currency

Please select the base currency from the list. This is the currency that will be used as the selling price.

Sale Category

Hit the drop down arrow at the right of this box and a list of sale categories will appear. Select the sale category i.e. re-sale if it is a standard re-sale property etc.

Bedrooms

For a room to be classed as a bedroom it must have at least1 (one) window and have at least the space for a single bed. If you are unsure of whether any of your rooms can be classed as a bedroom and wanted to list the property as having 2.5 bedrooms, please register the property as being a 2bedroom property and mention the other room in your description.

Bathrooms

You can only list full numbers for bathrooms. If there are anomalies please enter these in the description field (i.e. you cannot list properties as having 1.5 bathrooms, you should list the properties as having 1 bathroom and enter details of the half bathroom in the description field).

Build Size

The Build size of the property must be entered in m2 (square meters) not including terraces and covered terraces. If you would like to advertise the size of any terraces or covered areas you can do so in the description field.

Plot Size

The plot size must be displayed in m2 (square metres) and this should be the amount of land shown on the title deed for the property.

Step 2 of 8 - Property Type

This Page only has two data fields to fill in (1) “Select the Base Property Type” and (2) “Select the Type of Property”. Firstly, just hit the drop down button and a list of base property types will appear (i.e. if your property is traditionally built and is in the country and you think this is a good selling point, go down to “House/Villa” and this will be the  “Base Property Type” that you have chosen). Then, do the same in the “Select the Type of Property” and here you will be able to be a bit more specific about your property.

Once you have chosen your “Base Property Type” & “Type of property” hit the “Next” button at the bottom right hand side of the page and you will be taken to the next step;

Step 3 of 8 – Location

Here you will need to select the location (the town/locale) of your property for it to be displayed on Propertyshowrooms.com correctly

Select Country

Start by selecting the country from the drop down list next to the search box (this narrows the search down to that countries towns and cities.)

Then go to the next box. When you write in the name of the City, Town or Village and click the search button, a map will be displayed with a list of search results to the right of the map (if there are more than one)and in this box you will have the Location (the name of the City, Town or Village), the Region, the Province and the Country select your chosen location by clicking on the black icon beside the name.

You should now see “currently selected location” displayed with an icon to your chosen location on the map. Assuming this is correct,click next to move onto the next step

If you cannot find a direct match to your chosen town, you can try making a partial search of the name in case the town’s name is spelt differently in our database. Un-tick the - Search whole word only - box and search for part of the word (avoid using letters with accents or words such as Saint, St, San -words which could have multiple variations of the same names etc)

For example, if you’re searching for Villiers Saint Denisin France but cannot find the town in our options, try searching for Villiers with the “Search whole word only” box un-ticked, you will see you have lots of options available including “Villiers-Saint-Denis”.

If your partial search brings back too many results, you can sort the options by clicking on the headings of “Location” “Region”“Province” or “Country” this will sort your chosen field into alphabetical order (or reverse alphabetical order if you click on the heading again).

Again, once you have found the correct option, click on the black box to the left of the correct location and hit the next button. This will bring up a confirmation box with the heading “Currently Selected Location”.If you happy with your selection, please click “Next” again to move on to the next step.

If you still cannot find the location you are looking for, try typing the town and the country name into the Google search box at the bottom of the page or by dragging and zooming using the Google map. Once you have located the town you are looking for, click on the map close to the town and a list of the closest options available on our database will appear in a list. Once again, Select the most appropriate option from the list by clicking on the black box beside the name of the location, this will bring up the details of the location, click on the done button if this is correct and then any time you add a property with the same location information, the property will be mapped to your selected location.

If you would like to change the location,  simply click on the “change” button beside the “Currently Selected Location” and you will be taken back to begin the location selection process again.

Step 4 of 8 - Description


Headline:  This should be short and to the point, something to attract clients to your listing e.g. “A beautiful 2bedroom villa for sale with stunning ocean views”. The text that you enter into the headline box is the text that will appear in the search results.

The Headline text is also important for your featured property and Bulletin adverts, as this is what would be used for these adverts also. If you choose not to insert Headline text, then the first line from your Description will be used as the Headline.

In the Description box you need to give the fullest possible description of your property with the minimum description consisting of at least 50 (fifty) words per property.

We recommend you provide as much information as possible regarding everything; from what materials your property is constructed of to the size of your swimming pool or garden. The more detailed your description the more genuine enquiries your property will generate.

You are not allowed to advertise multiple properties of the same type from the same development. You can advertise a 1bed, a 2 bed, a 3 bedroom apartment, villas or other types of property from the same development as long as the primary Image (the first image you upload) is different, the price is different and at least 50% (fifty) of the content text is different from the other properties

Advertisements must not include claims relating to the property or proposed transaction which are not matters of fact or which cannot be checked by reasonable inspection or survey, or (in the case of any legal matters), verified by relevant documents and:

If you specify "Wheelchair Access"for a property all of the following must apply:

(a) No steps needed to access the property;
(b) Access is either level or via a ramp;
(c) Off-street parking or unrestricted on-street parking;
(d) WC and main living floors at ground level; and
(e) Ground floor access to main living floor rooms.

It is worth remembering also that (If you do not have any headline text) the first paragraph of your property details is the text that will be shown in the search results, as well as any email campaigns for which your property is included. This means the first paragraph is your chance to give a good overview of your property as well as catching your prospective buyer’s attention.

Try to give the reader a good idea of where the property is located. Even though most people will be looking in specific areas of a country, there are still some people who will make a more general enquiry who do not know the specific towns in the regions they are enquiring.for example someone searching for property on the Costa del Sol may not know where they wish to live exactly, but if your property fulfills this client’s desire to be next to a large park or lake, for example, whilst meeting with their general property requirements, you are much more likely to generate an enquiry than someone who hasn't mentioned their property is by a park/lake/shops etc.

This section cannot contain any of your contact details, email addresses, phone numbers, addresses, Html tags, vulgar or misleading terms or anything else stated in Propertyshowrooms terms and conditions.

You have the ability to format the text in the description,using the bold, underline, italics and Bulletin Point buttons. Please see the bottom of the page for the allowed HTML tags (mostly formatting tags).

Once you are happy that you have  finished the description  hit the “Next” button at the bottom right hand side of the page and you will be taken to the next step.

Please remember that adding property descriptions that do not comply with our terms and conditions or that contain vulgar or inappropriate content could result in the property being removed from the website and even the de-activation of your account.

Step 5 of 8 - Characteristics

Here you go down the list clicking on each option and selecting the Characteristics that best suit your property. In each option select as many Characteristics that you feel are relevant to your property and then move on to the next option. Once you have finished going down this list hit the “Next” button at the bottom right hand side of the page and you will betaken to the next step.

Step 6 of 8 - Photos

Add Photos

Use the photo up-loader on the right to add photos/images to your listing, which are taken from your computer’s hard drive/files. Click on the “Upload Multiple Photos” button; select the image you would like to import, then click on the “Upload Multiple Images ” button.

To make a photo your main image for a listing, click on the photo once uploaded and this will then become your primary image. To change the image again, click on another image.

To delete an image, click on the “delete image” link below the photo.

Photo's  and images should be of the property you are promoting or of the surrounding ares. Images which are not related to the property or that could be deemed as inappropriate content could lead to your listing being removed and your account De-activated.

Adding Multiple Photos

If you would like to add multiple images in one upload, click on the “Upload Multiple Photos” button; select the first image you would like to import, hold down the shift key on your keyboard, then click on the last photo you would like to upload. Once you have done this, all the photo's between the first and the last should be highlighted in blue, click open and the photo's will begin to import.

If all of your photos are in a list in one folder, you can also select all of the images you would like to upload by dragging the cursor from one corner of the desired photo's to the other corner. i.e click and hold the left hand side of you mouse in the top left hand corner of the first image you want to import, and drag this down to the bottom right hand corner of the last property you would like to upload, this should, once again, highlight all of the desired images in blue.


Step 7 of 8 - Preview

Preview

After uploading your images you will be able to preview your listing as it will look on Propertyshowrooms.com. If you would like to change any of the information regarding your listing, click the “Previous” button until you arrive at the section you would like to edit. Once you have made your changes, click the “Next”button until you arrive at stage 8 and click on the “Finish” button to save.

Step 8 of 8 – Enhance your Property Listing

Once you have uploaded your property, you will then have the option to “Enhance” this particular listing. The two easiest ways of enhancing the property’s exposure are either as a “Featured Property” where your property will be shown in prominent, relevant sections of the site or it can be included in one of our“Bulletin Mailers” a fortnightly mailshot sent to a database of over 25,000 people.
